We define the project. We identify the features you want, how you want them added and what needs to be done to the property. We guesstimate the costs and guide you in tailoring the project to your budget.

We plan how we'll do the project. We review how we'll design your outdoor living space project, obtain the permits and build the improvements.

• We plan so you can add features later that mesh seamlessly. We plan the whole outdoor living space even if the plan will be executed in stages. We do this so when you add to your space, everything meshes seamlessly.
• We include you more in planning. Most consults take place at our design studio (though some large jobs require a site visit first). Here, we use software, material samples and other items to give you more control over the planning process. This is one way our process provides more value for our clients.

In this step:

We gather information about your property. We capture the characteristics of your property like sun and shade, water conditions, slopes, trees and other structures.

We create a photo-realistic 3D image of your property with the improvements. We use the information we've gathered to figure out the best way to incorporate the new features and create a photo-realistic 3D rendering of your property with the improvements.

• You'll see how your outdoor space will look, with the exact textures, shapes and sizes, before it's built. Our 3D renderings are incredibly accurate. We spent years customizing our software so that everything is to scale and matches the materials and plants available from local vendors.
• Our 3D design lets you make the project perfect before it's too late. Because the 3D design lets you see all the details before building starts, you can spot things you might want changed before it's too late. This lets you make the project perfect without having to rebuild it.

In this step:

Engineer’s review the plan. Once you’ve fine-tuned the 3D design to perfection, we create the build plan/construction document and give it to the engineers. The engineers review the plan and do all the watershed, lot coverage and permit requirement checks to make sure the plan is sound, legal and approved. The engineers create the CAD rendering needed to obtain the permit.

Key details:

• We take steps to limit the need for changes. We involve the engineers when we’re designing, so there’s usually not many changes to the build plan.
• We apply for permits. The engineer's CAD rendering is submitted to the town for permitting. We make sure everything goes smooth during this process so we can proceed through the build process.

In this step:

We source all materials. We source all materials before we start building so there's less interruption and delays.

We build the right way so it lasts for years. The industry today sees a lot of shortcuts. For example, it’s common to see 2” concrete slabs and regular sand below paving stones. We don’t do that, we do it right. We escavate the 12” of dirt, use the more expensive recommended aggregate and polymetric sand that supports the pavers correctly and prevents ants and weeds. We do every aspect of your project the right way.
